What a payment takeover is, in plain words

Most people who list a house assume there are only two outcomes: it sells to a buyer with a new mortgage, or it stays unsold. A payment takeover is a third route. You sign a purchase agreement, ownership of the home passes to us, and we take over making the monthly payments on the mortgage you already have. Your lender does not issue a new loan. The existing one keeps running, on the terms you already agreed to.

That matters most when your current rate is lower than what buyers can get today. A buyer financing a purchase this month pays today's rate. We are stepping into your payment instead, which is why a house that stalled on the market can still be a workable purchase for us.

What does not change

The loan stays in your name. We want you to hear that from us before anything else, and it is written into how a takeover works step by step. Until the loan is paid off or refinanced, it remains yours on paper, which is why we set up payments through a licensed third-party servicer so that you can see them being made.

What does change

You stop carrying a house you no longer want. Ownership, upkeep, insurance and the monthly payment move to us at closing, and you are no longer paying for a listing that is not producing offers.

Who this is meant for, and who it is not

This site exists for a narrow group: owners in the San Tan Valley area whose listing expired, was withdrawn or was cancelled, and who still hold a mortgage they closed on in recent years. If that is you, the numbers on your loan are the reason we are interested. If you own the home free and clear, or your rate is high, a payment takeover is probably not the right tool, and we will say so on the phone.

A good fit

  • The home is in the 85140, 85143 or 85144 area and you want it sold, not rented out.
  • Your loan is current, or you are only a little behind and want to catch up at closing.
  • Your mortgage balance is close to what the home would sell for, so there is little equity to give up.

Probably not a good fit

If you have a lot of equity and no urgency, an ordinary sale through a good agent may leave you with more money. We would rather you know that now. Our page on your options after a listing expires walks through the alternatives side by side, including the ones that do not involve us.

How a takeover works from first call to closing

  1. You tell us about the home. A short form or a phone call: address, roughly what you owe, what happened with the listing.
  2. We look at the numbers. We review the home and the loan details you share and tell you plainly whether we can make an offer, usually without a visit first.
  3. You get a written offer. It sets out what happens to the payments, the closing costs, the date and the condition of the home. Nothing is binding until you sign.
  4. A title or escrow company handles the paperwork. That is the same kind of neutral company that closes any home sale, and you are welcome to have your own attorney read the documents.
  5. Payments move to us. From closing, we make the monthly payment through a licensed third-party servicer arrangement, and you keep the records.

The full walkthrough, including what to gather before you call, is on the how it works page. If you would rather ask a person, the contact page lists every way to reach us.

Closing paperwork on a kitchen table for a home sale

San Tan Valley is not one neighborhood, and your sale is not generic

San Tan Valley sits in northern Pinal County between Queen Creek and Florence, and it is made of many planned communities rather than a single downtown. A home in a gated golf-oriented community and a home in a newer tract a few miles away can have different association rules, different fees and different buyers. That is why we read each address on its own instead of quoting a one-size answer.

Community by community

We have written short guides to the two communities owners ask about most. The Johnson Ranch guide covers its association and amenities, and the Pecan Creek guide explains why two similarly named neighborhoods can have different associations. For the bigger picture, see our overview of San Tan Valley as a place to sell.

Why the association matters in a takeover

If your community has a homeowners association, ownership changing hands usually means paperwork and sometimes a transfer fee. We ask for your association's contact details early so nothing about the closing is a surprise to either of us.

What happens to your credit, your equity and your peace of mind

Selling this way is not a magic eraser, and the honest summary is a short list of trade-offs. We would rather you weigh them with a clear head than be surprised later.

Your credit

Because the loan stays in your name, it remains on your credit report until it is paid off or refinanced. If the payments are made on time, that is a neutral entry. A third-party servicer exists in part so that on-time payments are documented.

Your equity

If you owe about what the house is worth, you are not giving up much. If you owe much less, you are choosing convenience over price, and you should compare that with a regular sale first. The frequently asked questions go into how we think about that.

Your time

A listing that expired cost you months of showings and waiting. A takeover can close on a date you pick, usually without repairs or cleaning for strangers. For some owners that is worth a great deal, and for others it is not, and both answers are fine.

Who we are and how we handle your information

We are a small direct buyer of homes, not a listing brokerage and not a lead-selling website. When you send your details, they go to us, not to a list of strangers. Read the story behind this site if you want to know why we do this. Our privacy policy says exactly what we keep and why, and our terms of use explain what the site is and is not.

How we contact you

Nothing about this process is meant to be rushed. We would rather you take a week to compare options than feel pressed into a decision on the first call. You will hear from us only through the channels you chose: the phone number you gave us, or a reply to something you sent. We do not send text messages unless you tick the optional box on the form, and unticking it never affects your request.

Calls may be recorded

When you phone us, Alex, our phone assistant, answers, takes your details and gets them to us. Calls may be recorded so nothing you say is lost. If you would rather speak to a person directly, say so at the start of the call.
